December 2007: Recent Activities and General Meeting
The Hunters Ridge of New Bern Homeowners’ Association, Inc. is preparing a packet to mail to all residents of Hunters Ridge, Phases I thru IV, inviting you to a general meeting to be held on January 24th 2008. We plan to cover activities we have been involved with for the last eight months and update you on the progress we have made in areas such as the ones mentioned below.
- All platted properties in Phases I thru IV have been transferred from the previous developer to the HOA
- The State DOT now owns and controls the roads in Hunters Ridge Phases I thru IV
- The State DOT has established a speed limit of 25 MPH in the sub division and has posted signs indicating the speed limit.
- New building activities are being submitted to and approved by the Architectural Control Committee
- Compliance with covenants is improving
- New residents are moving into Hunters Ridge and the Welcome Committee is trying to visit them all in a timely fashion, but could use some help
All residents who have contributed to these successes can be proud of what they have accomplished in the first year we have been running the HOA, and Hunters Ridge continues to be a great place to live.
As stated in our April 19th 2007 meeting, we will be presenting an amended set of by-laws and ask members to vote on new board members to bring the number to seven. We will also report on our finances and what the Board has determined to be the new budget for 2008.
Unfortunately there are rumors that the HOA is out of business and can no longer assess and collect dues for the Association. Nothing is further from the truth. It is true that the Association went before a Magistrate to collect dues from one resident who refused to pay and the Magistrate dismissed our claim, without prejudice, so we appealed to the District Court in New Bern. On Dec 18th 2007, the Arbitrator for the District Court ruled in our favor and awarded the HOA the full year’s dues for 2007 and included all late payments. This was a necessary action so that we are being fair to all residents who have been faithful with their dues.
The HOA is alive and well and will continue our work for all our residents!
Sincerely,
Leo Minervini
